General Job Description Purpose:

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Interior Renovation Coordinator.  It should also be noted that some responsibilities and duties might not be specifically addressed.

 

General Position Summary:

The Interior Renovation Coordinator is fully accountable for ALL renovation projects in the ACRE Portfolio.  The Interior Renovation Coordinator will identify and evaluate best-in-class propositions in the multi-family industry for the implantation in ACRE’s portfolio.  Including exterior designs as well as unity and amenity features.

Essential Duties:

  • Develop and execute processes to identity and implement innovative, profitable and best-in-class product features to differentiate ACRE properties. These innovative features will solve resident problems, meet resident wants and needs and optimize NOI for investors.
  • Evaluate product affordability and identify opportunities for trade-offs to maximize return on investment. Be able to find creative ways of achieving results with substitute or lower-cost options.
  • Develop and implement processes to ensure buy-in and execution of product selection and installation standards across the portfolio. Keep the full team educated on best practices / finishes / features identified and implementation process across the portfolio.
  • Partner with Development teams to understand issues and opportunities to meet market demands and hep guide design teams to develop industry-leading products.
  • Partner with construction teams to determine costs and means of executing new design concepts and product use standards.
  • Partner with Asset Managers / Property Managers to understand and support operational impacts of product concepts and standards.
  • Create and manage a system for tracking all finish selections across the entire portfolio and disseminate to the project teams at appropriate intervals.
  • Assist property managers in tracking unit renovations from NTV (notice to vacate) through completion and reporting cost for each unit completed.
  • Work hand in hand with VP of construction to complete DD tours and develop scopes of work for interior, exterior, and amenity features
  • As needed updated to complete team of products, process, production updates per site.
  • During lulls in new asset purchase continue to further develop and refine product selections, pricing, and install methods. Review wear of product and warranties of products assessing if a change in choice is needed.
  • Curate product trainings for site maintenance staff, building the strength of on site installations and aiding in the standardization of install on all properties.
  • Meet with vendors and contractors to actively review material choices and ensure best practices are met.
  • Maintain open availability for all asset managers, site managers, and construction team members to actively consult.
  • Attend bi-monthly meetings to review asset portfolio and maximize the return on investment based on data gathered. Apply data to a revision of renovation scopes and material selections.
  • Review and/or produce layout drawings for sites as needed for heavy renovation scopes. Partner with contracted architects when used to deliver clearly defined scopes and legible plans for site use.
  • Build clear project binders for each site and corporate office referencing budget, materials choices and pricing, plans sets, warranties, and branding information.
  • Partner with subcontracted graphic design firms when used to establish clear branding to be continued through all aspects of the asset. (logo, signage, interior/ exterior color pallet, advertisement deliverables, etc.)
  • Consult with Property Mangers to ensure that marketing tools are consistent with the corporate identity and all graphics, colors, social media concepts, etc. are provided to them for use.
  • Review and refine site utilized social media and website tool and utilization with on-site property team and Asset manager. Aid in the development of a calculated posting process and guided hashtag language best practice.
  • Develop and maintain a process to be used onsite for inventory management that must be used by third party contractors unless an agreed system is in place that will readily provide day to day inventory counts. Process should account for loss and misuse or miscalculation.

Education, Knowledge, Skills

  • Bachelor’s Degree
  • Prior experience in interior design or related industry is preferred.
  • Strong organizational and time management skills.
  • Strong attention to detail and leadership skills.
  • Excellent written and verbal communication skills providing for effective communication with employees, peers, vendors, clients and supervisors.
  • Excellent interpersonal skills (building team, influencing culture, informing employees, consulting with managers and employees)
  • Exercise discretion and independent judgement.
  • Computer software experience to include MS Word, MS Excel, MS Outlook, and drafting software (2020, Chief Architect, Pro Kitchen, Photoshop, Illustrator, or comparable) related is preferred.  

Work Environment/Requirements:

The majority of time during a typical work day is conducted out on the property, requiring the ability to walk great distances.  Exerting 10-50 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including human body.  Sedentary work involves sitting some of the time.  Stooping, crouching, reaching, standing, and walking are frequently required.  Talking, hearing, and seeing with close visual acuity are frequently required.  Keying data is repetitive motion and is frequently required.  Local travel requires operable personal vehicle and valid driver’s license. Out of state travel may be occasionally required.
